Today I’ll discuss how quickly you should decide whether or not to make an offer on a property.

Unfortunately, I have had a few experiences with clients where I was reminded of how fast this market moves. In San Diego county, the average time on market is 21 days. Going off this figure, it seems like you’ll have a couple of weeks to make a decision. Theoretically, that’s true. However, I can tell you from experience that the best homes are always the ones that sell the quickest.

I was taking a client out to look at a condo downtown this past week. It was a two-bedroom, two-bathroom property listed at $630,000. We’d looked at the condo on Friday and wanted to check with the HOA about parking on Monday before deciding whether to make an offer or not. By Monday afternoon, we found out that the property was already sold.

If you’re ever looking at a home and you have a feeling that it could be the house for you, you should explore your options and make an offer. In this market, the best properties move so quickly, and you don’t want to miss your opportunity to submit an offer.
